First time buyers
For First Time Buyers, entering into the property market can be a daunting experience. We are here to ensure that the purchase of your first home is as pain free as possible.
 
There are certain advantages to being a First Time Buyer:
  1. When applying for your mortgage, many Lending Institutions offer reduced interest rates to First Time Buyers. We will provide you with a referral service to Banks and Buildings Societies if required.


  2. First Time Buyers can take advantage of lower rates of stamp duty in that they can buy a second-hand house up to €317,500.00 without paying any stamp duty at all. Most First Time Buyers are operating on a tight budget. It is therefore important to contact your Solicitor as early as possible in the transaction so as to get full advice on stamp duty and other outlay to enable you budget properly. Typical outlay includes Search Fees and Land Registry or Registry of Deeds fees. It is also important to note that parties who have gone through a Judicial Separation or Divorce may now come within the definition of a First Time Buyer and avail of all the benefits outlined above.


 
Fixed price offer
It is our policy to offer First Time Buyers a fixed price on all conveyancing work to include full investigation of Title, completion of all Bank requirements and, on completion of the transaction, a free Will service. The price is inclusive of all outlays, including Land Registry fees and Searches. It does not include stamp duty, which of course will only arise if the house is second-hand and is purchased for in excess of €317,500.00
