Selling your home
The steps involved in selling a house are as follows:
  1. Contact your Solicitors to inform them that you are selling your house. The Solicitor will arrange for you to sign an Authority so that your Title Documents can be obtained from your Bank or Building Society. The Solicitor can then ensure that all Title and Planning matters relating to your property are in order so as to ensure that there will be no delay in completing the sale.


  2. Instruct an Auctioneer and inform him of the Solicitor that will be acting for you.


  3. When a sale has been agreed, the Auctioneer will send a letter of sale to your Solicitors.


  4. Your Solicitor will then forward the Contracts to the Solicitor for the Purchaser.


  5. The Purchaser then signs the Contracts and returns them to your Solicitor with a cheque in discharge of the deposit.


  6. At this stage, your Solicitor will contact you asking you to come in to sign the Contracts.


  7. One part of the Contract is then returned to the Purchaser's Solicitor. At this stage, a binding Contract for the sale of your property will be in place.


  8. The Purchaser's Solicitor then raises standard queries on title known as Requisitions on Title.


  9. You will be contacted by your Solicitor so as to prepare the answers to these Requisitions on Title.


  10. On the agreed closing date, the Purchaser's Solicitor will pay to your Solicitor the balance of the purchase monies. In return for the purchase monies, your Solicitor will give the Purchaser's Solicitor the keys of the property and the relevant Title Documents.


  11. Once the sale has closed, the Solicitor will pay off your existing Mortgage and will give you a cheque in discharge of the balance, following the deduction of the agreed costs and outlay.
